My Little Secret Marketing Strategy To A Great Buyer Source

tenant home buyer leadsI was recently attending a seminar and had this great idea come to me for a source of home buyers and buyer leads for agents. In my more than 20 year career I see that all agents do very little to target and create buyer leads for their real estate business toward this valuable lead source of business.

We all know the rules clearly state we are not allowed to contact a seller while they are currently under contract with another agent and brokerage. What we can do though is approach all the properties that are listed for sale that are currently tenanted occupied. We can approach the tenants of these currently listed for sale properties with the opportunity to help them as a renter and pay attention to their needs and their best interest in the time of distress for the tenant.

We are all in the business of helping people buy, sell and rent! The tenant and their feelings is always ignored in this process, we see the seller wants to sell and get their money and the listing agent is focused on marketing the listing and getting their listing sold and making the seller happy and we see the seller and listing agent get their money and the whole time during the process the renter/tenant and their feelings and their best interest are being completely ignored.

Am I wrong?

One thing all of our parents got right was they all jumped headfirst into real estate without holding back. It was the American dream. Take charge of your real estate career and educate the tenant of today about the importance of building wealth and the dream of home ownership! A recent rent.com survey indicates the tenant/renter has little regard for ownership because 51 percent of them are spending more than 40 percent of their annual income on rent and missing out on the value of home ownership.

The answer to this problem?

Education!!

Renters need an education outside the classroom from real estate professionals today. It is our duty to educate them about the benefits of home ownership and put their dream back on the menu with our help. First educate them on the value of the dollar now versus a dollar tomorrow, on the economic impact one new home creates, and on the bright future by using infographics and video to engage todays renter.

Use eye catching photography of fantastic kitchens, yards and entertaining spaces to Facebook and Instagram; engaging renters on having more space and amenities if they buy. Provide a kick ass calculator or tool that can easily show them the value of owning and renting with their monthly rental amounts on your website. I even love the idea of hosting a happy hour for renters to explain the financing side of home ownership and the whole process into buying a home and give them a social comfortable environment for them to become more educated in the whole process.

This is a marketing piece I designed that is targeted to the tenant and their needs and creating a designation-niche (RRPP – Renter, Relocation, Property, Plan) to attract them to our services.

The idea is to have the team of agent, lender and property manager offer a service for the renter for no cost or obligation to assist in the dream of buying a home or relocating to another rental if the home ownership is not available at this point in time.
