zero or low cost agent marketing ideasOften I hear realtors tell me how expensive it is to do effective marketing as a real estate agent and how they don’t have the budget for these costs. Although I agree there are some very pricey marketing tactics in play right now, I assure you there are countless highly effective tactics that are “zero” cost or low cost.

2018 Low and No Cost Marketing Ideas for Agents…

1. Pick up the phone and talk to 5 current or past clients a day.
2. Ask for the business just by adding to your email signature “The greatest compliment you can give me is a referral to your family, friends and colleagues.”
3. Record a new, upbeat and original message on your voicemail every day. Try a riddle, joke, tip, quote or short story.
4. Create a “do it yourself” info graphic of your local market statistics for real estate and post it on social media or email it to your clients
5. Check the local news or internet for a good news story and clip or print the story and send the person who the story is about a personal note saying “well done or congratulations” and include your business card.
6. Create a video of your best buying or selling tips and post them to YouTube, Facebook, Linkedin, Twitter.
7. Create a video of a past client testimonial sharing their experience doing business with you and post it to your website or social media.
8. Create an instructional video on “How to” or “Step by Step” process.
9. Constantly wear your company name badge. Don’t be a secret agent. Even add a company logo to your clothing.
10. Join or start a networking group like Business Network International (BNI).
11. Write and post some of your best marketing, buying or selling ideas in Real Estate on your own blog like I have done with AgentsBoost!
12. Submit press releases each week to local media sources like new innovative real estate marketing, using drones, videos, interactive floor plans, virtual reality, etc.
13. Create joint ventures and partnerships with other businesses and services that fall in line with the real estate industry. Add them to your website!
14. Complete a detailed profile of yourself in Google, Facebook, Linkedin and Twitter.
15. Write a short market snapshot or update each month and email it to your database.
16. Post classified ads on free online websites like Craigslist, Kijiji, Oodle.
17. Teach other business owners and service providers how to market with little or no money.
18. Write and send a hand written note to 5 people every day.
19. Door knock an area where you have or your company has a bona fide buyer, recent sold or recent new listing or invite them to your open house.
20. Post on social media and email every month your local market “best bets” for buying opportunities. All categories like first time buy, move up buy, foreclosure or rental.

Visit face to face an expired listing owner with a sold topper in hand and say “We have just been notified your home is no longer on the market and I am sure the last person you want to see at your door is another real estate agent. I just have 2 quick questions and will be on my way. First why do you think one of these “sold” signs did not get on your property and second why did you want to sell in the first place?”
22. Hold an open house on a listing any day that only takes a customer no more than 2 open house signs to get to from the main traffic.
23. Create a contest or a client referral rewards program.
24. Volunteer for an event or at a local charity. Join a service club. Attend a networking event and exchange business cards.
25. Host a buying, selling or investing real estate seminar. Co-present with other experts like lawyers, lenders, inspectors, etc.
26. Logo your vehicle if you are not a bad driver.
27. Video interview local business owners, service providers and professionals in your community.
28. Create an agent to agent referral business with agents from other cities sending you their buyer and seller referrals.
29. Connect with solicitors that represent family, estate or financial institution law for referral business.
30. Visit face to face a for sale by owner and offer to provide them tips and ideas on how to sell their home themselves in exchange for referral business in the future.
31. Create a referral network with trades people, contractors, renovators and handyman professionals.

Real estate has become a more expensive business to be in over the last decade with the marketing demands of buyers and sellers. So many places to be seen, heard, read and found that it is hard to afford and do it all.

One of the biggest challenges agents face in their career is the battle of being profitable. Managing to be out there without having to buy your way into the market.

Presenting the 2015 List of Low or No Cost Marketing Ideas for Real Estate Agents

  1.  Article Contribution – submit articles and press releases throughout the year to the local media sources. “Top 10 Lists” or “How To” articles are always a hit. Take the time to submit articles on market trends, challenges in the market for buyers and sellers and even the new marketing strategies that agents are using like the use of “drones” and aerial photography for example. You never know when you may become the voice of real estate in your community. Always remember to link back to your site, a YouTube video or Social Media platform within the content.
  2. Internet Marketing – not all marketing on the internet has to cost. The continual changing of content on your word press website is a free and great way of optimizing your website. Don’t forget google owns YouTube and constantly add new video content to your website as well.Other ideas include setting up and regularly posting to Facebook, Twitter, Linkedin, Tumblr, Pinterest, Google+ and other social media platforms. Unless you are extremely efficient or have some VA help don’t stress over covering them all… just pick one you feel most comfortable with and be consistent with it.
  3. Strategic Alliances – Leverage with other business owners and service providers with what you do and who you know. Successful companies all have referring relationships with strategic partners to help boost each others business throughout the year.
  4. Social Networking – Add value to others and be social. My personal recommendation with social media is to listen more, like more and comment more. This will get you further than you posting over and over again. People don’t care what you know until they know that you care! Show them you care first and then share.
  5. Blog – I personally can attest to this phenomena with AgentsBoost being a huge resource to agents looking for help and support with no expectation of return from myself or anyone. Add value to your audience and offer solutions to the challenges buyers and sellers are facing in your real estate market. Give to get!
  6. Interviews – Offer to do interviews as a spokesperson expert and become the voice of real estate in your community. Approach your local media with ideas for interview topics. They are always looking for content for their audiences and it may cost you nothing!
  7. Public Speaking – One of my good friends has become the top financial planner in the country by constantly sharing hope to audiences everywhere on the financial investment world. Sharing how the media works against us and how history repeats itself and reminding us to buy all the time to ensure your dollar cost averaging whether the market is up or down. The speaking gigs by the way, cost him nothing and constantly adds new clients to his database from the events.
  8. Picking Up The Phone – I know this seems way too simple, but is so powerful. If you, like me, have “call fear” then use the app Sly Dial and stop the excuses!
  9. Referrals – we spend 6 times the money and time getting a client than we do keeping them. Give your clients the gift of your time and earn their referrals and be invited in to the circle of the other 250 people they know, like and trust.
  10. Volunteering – One of my most successful coaching clients gets a huge amount of their business from giving back, volunteering and supporting charity events. Not trying to be negative, but honestly, not a lot of competition in this category with other agents. If you help others get what they need, you will get what you need in return.
  11. Brand Yourself – All major corporations have a brand, logo and slogan to set themselves apart. For a small amount of money on sites like odesk.com or fiverr.com you can create a brand and set yourself apart from the crowd.
  12. Business Card – One of my mentors taught me to not finish my day until I handed out 5 business cards a day. Put 5 in your shirt pocket or purse and commit to handing them out every day. Not a big expense and something that can create a top of mind strategy for you and your business.
  13. Claim Your Online Listing – Create your free Google business page and create your online business listing that gives you online exposure without spending a dime. www.google.com/business/
  14. Create A B2B Group – Take the time to put a business to business networking group together. The focus is not to pressure each other for referrals but to strategically leverage each others services and databases. I can’t tell you how lucrative my CEO networking group has been for my business in the past.

  22. Write An EBook – I am constantly asking agents to think about the challenges buyers and sellers are facing in real estate in today’s market. What is the buying or selling process and how has it changed and evolved over the past decade. A friend of mine sells fitness products on Amazon and fuels his sales and customer trust by asking for a 5 Star review after delivering a good product backed with excellent customer service. He says these reviews are critical to his success.
